Qualifications

  • Income (collectively of all applicants) equals or exceeds Full Month’s Rent x 2.5

  • Favorable credit history, no bankruptcies within past 7 years

  • Favorable rental history with current/previous landlord, no prior evictions

  • All proposed residents must complete an application

  • Do you accept cats or dogs?

    • We accept cats, with an additional $250 per pet deposit.

  • Do you accept Section 8?

    • Yes, Section 8 Voucher Program Recipients are in a Protected Class under Landlord-Tenant Law

  • Do you accept less than 6 month lease agreements?

    • No.

  • Do you require Renter's Insurance?

    • No, although it is recommended.

  • Should I apply if I do not have established credit?

    • Yes, although you may be asked to provide a co-signer or Last Months Rent.

  • Should I apply if I just moved and only have 1 month of employment with my current employer?

    • Yes, although you may be asked to provide a co-signer or Last Months Rent.

  • Should I apply if I am currently living with relatives, and do not have "favorable rental history with current/previous landlord"?

    • Yes, although you may be asked to provide a co-signer or Last Months Rent.
